Most people are trained to shop for a custom home builder based upon price per square foot, whether they think it’s right or not. So, once you have found a custom home builder that you think is offering you a great price per square foot….then what?
Here are a few things to consider when selecting a builder:
- Did you check to see how long they have been in business?
- Do they have an excellent Better Business Bureau (BBB) rating?
- Have you checked their references?
Let’s assume that the builder is somewhat new to building custom homes in Colorado Springs, they join the Better Business Bureau and start off with an average rating. Is that good enough? They don’t have a “D” or an “F” rating, but they probably don’t have an A+ rating either. Is that good enough for you?
What are the builder’s references saying about them? Do you get the feeling that their “references” are related to the builder? What questions should you ask the reference about the builder? (Click to request the top ten list of questions you should ask your builder.)

Let’s assume that the references sound okay and the BBB rating is satisfactory, did you go out and view their work in person? A builder can build one house for themselves and do a good job, but how will they build for someone else? It’s easy to take your time when you are building a house for yourself and make material selections as necessary, but what about timeliness and customer service?
Is your designated builder organized enough to have you start thinking about your material selections before the critical timely decisions need to be made? Our experience is that these decisions are typically not made well under duress. At Solid Rock, we propose the material selections processes be accomplished in phases according to the job schedule, which makes for a smoother selection process.
The quality of construction is equally important throughout the process. Ask to see a home or current project under construction. Are there soda cans left in the walls, saw dust left in stud bays before insulation, or gaps in the sheathing on the walls allowing air infiltration? These are all part of the efficient building techniques, among many others, that we at Solid Rock make sure are handled with due diligence. We believe in building homes that can be passed down among generations and are estate worthy…whether it’s a 1,500 sq ft. rancher or a 20,000 sq ft. dream home…. attention to details are extremely important to us and they should be to you as well. Ask your builder to see their job schedule and a check-off list to make sure items do not get missed.
Is a warranty important to you? Will the builder be around in the future when there is a problem?
